Acquisitions, Start to Finish.

A disciplined search built around your criteria, and an advisor who will tell you when a property does not meet them.

The process

  1. Set the criteria. Property type, submarket, size, price range, return targets, hold period and financing.
  2. Source. Listed opportunities and owners open to an off-market conversation.
  3. Evaluate. Rent roll, leases, operating expenses, physical condition, and how the numbers hold up under realistic assumptions.
  4. Negotiate and close. Letter of intent, purchase agreement, due diligence and closing, alongside your attorney, lender and inspectors.

The numbers we walk through

Net operating income
Income after operating expenses, before debt service.
Cap rate
Net operating income divided by price. A quick comparison, not a verdict.
Debt service coverage
How comfortably the income covers the loan payments, which lenders will test.
Cash-on-cash return
Annual cash flow after debt service, divided by the cash you put in.

A deal analyzer that runs these for you is on our roadmap. Until then, ask an advisor to walk through a property with you.

Tell Us What You’re Working Toward.

Share a few details about your space, building or investment goals. An advisor will reach out, and nothing is asked of you before a first conversation.
